How much can your rent go up?

Work out the maximum rent you can be asked at the next annual update, with the official INE indices and the current art. 18 LAU rule.

That is the update date: the same day and month your contract started. It decides which INE figure applies.

What does your contract say about updates?

The math happens in your browser: nothing you type is sent or stored.

Enter your rent, the date and what your contract says: you will see here the most your rent can go up.

INE data up to September 2026.

How it is calculated

The rent can only be updated on each contract anniversary, and only if the contract provides for it: without an express update clause, the rent stays untouched (art. 18.1 LAU).

Since 8 October 2026 the reference index is the IRAV (the INE's rental reference index): it is the default index when your contract does not name one, and the hard cap even if your contract says CPI (art. 18.1 LAU).

The last index published at the update date applies (the INE publishes mid-month for the previous month), and the raise is due from the month after written notice (art. 18.2 LAU).

Extraordinary rule for contract years completed between 8 October 2026 and 31 December 2027: if your rent exceeds the maximum of the state reference-price index system, it cannot go up at all; otherwise it goes up by what you agree in a new agreement and, without one, by at most 2 % (Royal Decree-law 29/2026).

Keep in mind

Royal Decree-law 29/2026 is pending ratification by Congress; if not ratified, the rule could change.
