Under article 21.1 of the Urban Leases Act (Ley de Arrendamientos Urbanos), the landlord must carry out the repairs needed to keep the home in habitable condition.

In accordance with article 21.5 of the LAU, you have fifteen calendar days from receiving this request to accept the quote, propose an alternative repair or carry out the repair directly. Once that period has passed with no reply, or in the event of an unjustified refusal, I may carry out the necessary works and deduct their cost from future rents.
